As co-owner and managing director of Florida Homes Property Management LLC, I bring over 25 years of professional experience, having held management positions in various industries. I have been in Cape Coral regularly since the early 1990s and quickly realized the great potential of this continuously growing city and the dream returns that can be achieved in the real estate sector.

As a graduate business economist specializing in tax and auditing with over 20 years of professional experience in controlling, financial planning, and accounting, I now lead the entire finance and controlling department as co-owner and CFO of “Florida Homes Cape Coral.” Together with my team, I have a firm grasp on customer accounts, taxes, and payment transactions and have successfully automated many of our processes through digitalization.
Accounting is at the heart of property management. Everything has to fit 100%. Only with a competent team, the use of state-of-the-art software and great care in our daily work can our customers, even far away from the scene of the action, always sleep soundly.

Diana D. Fleites
Is a licensed Realtor© and worked in this environment in Miami for over 4 years. As Property Manager at Florida Homes Cape Coral, she is responsible for all properties that are rented out as annual rentals.
She speaks fluent English and Spanish and is therefore also the contact person for tenant matters.
The complexity and requirements for long-term rentals are very high. We are proud to say that we are one of the largest German-speaking management companies in Cape Coral specializing in long-term rentals.

With nearly 20 years of experience in the real estate business and being locally present in Lee County since 2004, I am truly an old hand and know the real estate market in SWFL like few others.
After studying business administration and founding a successful management consulting firm in Germany, I began building the Property Management, Vacation Rental, and real estate brokerage in Cape Coral in 2005, growing it to manage over 160 properties. In 2023, I sold my shares in the company and passed them into good hands. However, I remain closely connected to the company and continue in my role as a Realtor and Broker at Florida Homes Realty Group Inc . That was always the area that I enjoyed the most and where I could put all my knowledge to good use.
Our shared objective remains to provide the best possible advice and assistance to our clients, tailored to their individual situations, whether it involves buying, selling, or building. Together with our Property Management team, Florida Homes Realty Group Inc. professionally fulfills all real estate requirements.
For foreign, especially German-speaking clients, it’s worth noting that we possess the specialized know-how and tools necessary to guarantee a tailored and stress-free transaction for our clients.

Cettina has been a part of 123cape’s long history and later Florida Homes from the very beginning, making significant contributions to the company’s success. Many of our long-standing customers already know her from that time. We are thrilled to have Cettina back on board to support us in optimizing our processes and training our employees.
With her extensive experience (more than 20 years – including in Germany) in property management, she has developed a deep understanding and passion for everything related to real estate.
Beyond property management, her expertise also extends to building relationships and fostering communities. Her extensive background in property management has equipped her with the knowledge and skills to handle a wide range of situations professionally and diligently, always prioritizing the needs and satisfaction of both property owners and tenants.

Myriam Alvarez
Myriam is one of the newest members of the Florida Homes family. She is also a licensed real estate agent and has gained many years of experience in property management while handling various administrative tasks. Together with Diana, she forms our expert team for annual rentals and has become an indispensable part of our company.
We have an extensive network of service providers here in Cape Coral. There are countless companies that specialize in pool service, garden maintenance, repairs and pest control. Our job is to select the ideal partner for all of these areas – both in terms of fair prices and the quality of the services provided. Our great advantage is that we have built up strong business relationships for over 18 years and know exactly what services our customers can expect for their money.
